Sterling Construction Project Receives Award

Mishawaka, Ind. – The Lafayette Historic Preservation Commission recently awarded Sterling Construction Corporation’s Phase 1 Window Restoration Project the 2009-2010 Outstanding Certificate of Appropriateness Award. The project took place at The Historic Lahr Apartments located in Lafayette, Indiana.

The Historic Commission unanimously voted to bestow the award to Sterling Construction for the execution of the successful project that followed the Secretary of the Interior’s Guidelines for the Preservation of Historic Structures and made the most impact during the 2009-2010 award period.

“This is a great honor for our company” said Scott Buckey, Vice President of Sterling Construction. “This award represents the hard work and dedication our team put forth in completing this project to meet the guidelines in place. This award also symbolizes the quality of work and excellent craftsmanship our company sets as an industry standard.”

“By saving and restoring 54 historic windows, Sterling Construction has made the historically, economically, and environmentally right decision” said Brian Bugajski, Staff to the Historic Preservation Commission. “Historically, the building retains the same profiles that have been in existence for over 100 years. Economically, a window restoration and upgrade project has a higher return on investment than a project that calls for the installation of new windows – plus the windows have a proven track record, they have already lasted 100+ years and thanks to this project they should last another 100. Environmentally, the project kept 108 historic window sashes, 54 frames, and various other historic window components out of a landfill without sacrificing energy efficiency (each window has an interior storm window, which studies have proven provides almost the same thermal benefits as a new insulated glass unit).”

Located in the heart of downtown Lafayette, Lahr Apartments is an architectural and cultural landmark. The historic Lahr Apartments first opened as a hotel in 1831. In 1861, it was transformed into a splendid four-story hotel. In 1998, renovation to the apartments was completed. The Lahr apartment community is managed by Sterling Management.

Brand New Senior Community Nearing Completion in Lawrence, Indiana

Sterling Construction has completed over half of the new Senior Community, Heritage Place at Parkview. Construction broke ground on November 10th in Lawrence, Indiana on the new LIHTC community. The $7.8 million dollar project is set to be completed by the end of September, 2010.

Located past Fort Benjamin Harrison, the 4-story building will include 75 one and two bedroom accessible and adaptable apartment homes, each with one bathroom and its own patio or balcony. The apartment homes will include an open gourmet kitchen with appliances, emergency pull cords, intercoms that will connect to the key-coded automatic main entrance door, and most utilities will be included. Many products in the homes are Energy-Star Rated, including refrigerators, dishwashers, lighting fixtures, doors and windows.

Each level of the 4-story building will be accessible via a centrally located elevator. The community features include an activities center, computer room, library, fitness center, trash chutes, beauty salon and on-site laundry facilities. Also available is resident storage, an outdoor resident gardening area and in-ground, customized grilling patio areas. The community building will also be surrounded by beautiful landscaping for resident enjoyment.

Many of the homes in the community include a special financing program, which will require qualifying residents to be within a predetermined income range. Seniors who qualify for this program may not have had this special opportunity presented to them otherwise. Leasing opportunities will become available via a temporary office space throughout the months of June and July. Brand New Luxury Community Ahead of Schedule and Pre-Leasing in Savannah, Georgia

Sterling Construction has completed almost half of the new Luxury Community, Waverly Station at the Highlands, which broke ground on November 13, 2009 in Savannah, Georgia. The $16 million dollar project is set to be completed by spring of 2011, and is currently ahead of schedule.

Located on Benton Boulevard in The Highlands development, the 222-unit community will include 1, 2, and 3 bedroom apartment homes, ranging in square footage and amenity packages. Each apartment home includes Energy Star Rated and Certified appliances and building features, private entryways with intrusions alarms, 9-foot ceilings with crown molding, beautiful wood cabinetry, fully-equipped kitchens, full-size washers and dryers, and screened-in patios and balconies. Additional options include: tray ceilings, gourmet island kitchens, garden tubs, attached/detached garages, and beautiful sunrooms.

Luxury Apartment Community Under Construction in Savannah

Sterling Construction broke ground on November 13th in Savannah, Georgia on a new luxury, 222-unit apartment community and resident clubhouse. Savannah Highlands, a $16 million project, is schedule to be completed by Spring of 2011.

Savannah Highlands will feature a swimming pool, fitness center, cyber café and will be a completely fenced community. Information on leasing opportunities will become available as the project develops.


Grand Opening Celebration for Phase II of Mini Storage Depot in Merrillville, Indiana

A ribbon cutting ceremony celebrated the grand opening of 216 new units in the second phase of the Mini Storage Depot in Merrillville, Indiana. Despite economic challenges in both markets, the self-storage facilities have succeeded in growing their companies through inventive marketing and sales efforts. The addition of a 24-hour self-service kiosk at the Merrillville location now serves as convenience to customers who need more flexible hours to purchase storage and to generate additional sales.


Village at Brooklyn Pointe Construction Completed in Fort Wayne, Indiana

Village at Brooklyn Pointe, a senior development in Fort Wayne, Indiana, has recently wrapped up construction. The Sterling Construction Corporation began the 3 buildings in December 2008 and officially completed construction September 6, 2009, ahead of schedule. The project was built in collaboration with the Fort Wayne Housing Authority and Martin Riley Architects/Engineers.
This HUD project was the first HUD financed project for Fort Wayne in 20 years and has been tentatively given a Silver rating by the LEED Inspector, and is still awaiting final approval of this designation by the U.S. Green Building Council.


New Management Contract for Sterling Management

Fort Myers Apartment Community Leases Up in Record Time Despite Struggling Economy

Lee County, Florida has seen its unemployment rate jump from 3.5% to nearly 10% in less than a 2 year span. Home prices are plummeting, foreclosure rates are soaring, and layoffs continue. Wow, that was fast! In four short months, Sterling Management filled 80 apartment homes with eager residents, excited to become a part of the newest housing opportunity in Decatur, IL. Despite a troublesome economy and a chilly weather, the community went from 0% occupied to 100% in record time.

The Sterling Group Continues Building and Leasing of Self-Storage Despite Market Woes

Sterling Construction Corporation recently completed the building of 375 additional self-storage units at an existing Mini Storage Depot facility in Walled Lake, Michigan. Sterling Construction will soon begin building on 216 new units in the second phase of the Mini Storage Depot in Merrillville, Indiana as well.
