Ground Breaks on $39.5M Luxury Apartment Home Community in North Dakota
Work has gotten underway on North Gate Apartment Homes, a 300-unit upscale community in Williston, North Dakota. North Gate is a partnership between Braxton Development and The Sterling Group.

Sterling Construction is the general contractor for this market rate rental development that will consist of 12 buildings and feature a variety of spacious one, two and three bedroom floorplans. These floorplans range in square footage from 709 - 1,305. Rents range from $1,950 - $3,500 for unfurnished apartment homes.

Located on 18.81 acres at 42nd St. East in Williston, North Gate will be constructed in the rapidly-growing area of North Dakota thanks to the oil boom of the Bakken Shale Formation.

The Sterling Group Breaks Ground on New Development in Tennessee
Mishawaka, Ind. – The Sterling Group has announced the start of construction on a brand new, upscale apartment home community in Knoxville, Tennessee. Sterling Construction has broken ground on a 249-unit luxury development located southeast of West Town Mall in West Knox County.

Wellsley Park at Deane Hill Apartments, a partnership between The Sterling Group and Braxton Development, will be located on 15.35 acres at the northwest corner of Wellsley Park Road and Deane Hill Drive in West Knoxville. The community will consist of 14 buildings featuring nine one, two and three bedroom floorplans that range in square footage from 805 – 1,426.

This market-rate, pet-friendly community will feature a resident clubhouse, cyber café with Wi-Fi, a media/gaming room, fitness center with top-of-the-line equipment and adjacent tot room. Other amenities include a resort-style swimming pool with an arbor, grilling and firepit area, car care center and recycling center. Attached and detached garages will also be available.

Wellsley Park will offer residents a comfortable lifestyle with amenities and finishes typically found in upscale, single family homes. Apartment homes will include a full-size washer and dryer, fully-equipped kitchen with Granite countertops, frost-free refrigerator with icemaker, microwave and dishwasher. Kitchens in select homes will feature either a breakfast bar or gourmet island. Other finishes and amenities include woodgrain flooring, ceramic tile flooring, glass-enclosed showers, vaulted/tray ceilings, walk-in closets and exterior storage closets. Select units will also have a private patio or balcony and sunroom.

SGN+A Architects, Atlanta, GA and Cannon & Cannon, Inc., Knoxville, are the architects and engineers, respectively, on this project. Estimated at $29.5 million in total development costs, this project is expected to open in late summer 2013.

A ground breaking event will be held at the property at 10 a.m. on February 26. The public is invited to attend.

The Sterling Group Celebrates Opening of New Apartment Home Community
Mishawaka, Ind. – The Sterling Group held a grand opening event to celebrate the opening of its newest apartment home community, Heritage Place at LaSalle Square. The $7.5 million community houses residents 55 and older and is owned by Heritage Place at LaSalle Square, L.P., whose partners include Memorial Hospital of South Bend and National Equity Fund, Chicago.

This new community is located on the Westside of South Bend on a 2.54-acre parcel at 3224 Ardmore Trail, immediately east of the LaSalle branch of the St. Joseph County Public Library. The four-story building features 72 apartment homes consisting of one and two bedrooms ranging in square foot from 675 – 875.

LaSalle Square, constructed by Sterling Construction, meets the bronze certification offered by the National Green Building Standard. Memorial Hospital’s division of Community Health Enhancement provides a registered nurse on-site 10 hours per week to perform well care visits, physician referrals, routine health checks and health monitoring, and administer flu shots.

Second Phase of Class A Apartment Homes Underway
Jonesboro, Arkansas - Braxton Development, a Montana-based company, has broken ground on a second phase for Willow Creek Apartment Homes in Jonesboro, AR. Willow Creek II will add 144 units, a second fitness center and swimming pool to the existing 180-unit market rate apartment community. The $12 million development is scheduled to be complete in spring 2013.

Sterling Group Executive Honored for Commitment to Affordable Housing
Mishawaka, Ind. – The National Association of Home Builders (NAHB) named Lance Swank, president of the Sterling Group, the 2012 recipient of the Daniel M. Grady Memorial Award in recognition of his leadership within the association and his commitment to affordable housing.

The Dan Grady Award is presented annually to an NAHB member who best embodies the spirit and dedication of its namesake to quality affordable housing and whose advocacy work with the association has made a difference to the housing industry.

“Lance has demonstrated his commitment to the industry by leading discussions with multifamily and single family members alike on complicated and important issues,“ said Multifamily Board of Trustees Chairman Ted Schlossman. “He has been a strong advocate for housing issues when meeting with top officials, including HUD Secretary Shaun Donovan. We truly appreciate his dedication to further the goals of the industry.”

Swank oversees the day-to-day operations of the parent company and its subsidiaries, including all development, management, construction and acquisition activities at the firm. Through his focused efforts and diligence, he has helped create one of the top vertically integrated, full-service multifamily housing providers in the Midwest. Since joining the firm in 1983, Swank has constructed or acquired more than 9,000 apartment units and over 8,000 self storage units.

The award is named in honor of Daniel M. Grady, an NAHB builder who contributed nearly 50 years to the housing industry before his death in 1991. During his long career, Grady founded two companies that developed and managed affordable housing. Additionally, Grady served as a consultant to other developers, non-profit organizations and government agencies on how best to use programs administered by the U.S. Department of Housing and Urban Development to create quality housing for lower-income families. Grady was inducted into NAHB's Housing Hall of Fame in 1992.

Larry Swank, Lance’s father, was the recipient of this award in 1997. The Swanks are the only father and son to have received this award.
