Sterling Construction Begins Building New IPFW Student Housing Community
Sterling Construction Corporation is currently working with Place Properties on a new student housing community right next to the Indiana University Purdue University Fort Wayne campus. Building initiated on July 16th and is anticipated to be complete by June of 2009, in preparation for the fall semester.
The new community, St. Joe Place, will consist of 144 apartment units, each with 4 bedrooms and 4 bathrooms, ideal for student life. Each apartment will have its own kitchen and living area. The community is equipped with various amenities that will enhance the college experience for each of the 575+ students that will live there. The 5,200 square foot community center will include a swimming pool, fitness center, cyber lounge, community room and management offices. The community will also have recreational areas, including two basketball courts for residents to enjoy.

Sterling Construction Building Springwells Village Townhomes

As more and more resources are attributed to the Springwells Village community of Detroit, Michigan, Sterling Construction is getting involved, building 24 new townhomes in collaboration with Bridging Communities. Springwells Village is a unique community, developed as 24 rental homes on three scattered sites. Eleven of the homes will be reserved for grandparents raising grandchildren, an important supportive housing design recognized as a significant need in the area. This is the first of its kind in Detroit, and will accommodate the lifestyle by mixing diverse community amenities for seniors and for younger generations. The clubhouse includes a library, classroom and resident services area, as well as a computer room. The community will also have a playground and be tied to the many parks and green space currently in place and being developed in the area.
Sterling Construction is proud to be a part of this effort to enhance the Springwells Village area. The Springwells Village Collaborative is focused on revitalizing the neighborhood with large scale changes to housing and parks, with the ultimate goal of providing a clean and safe environment for the community.

Sterling Construction Completes IUSB’s First On-Campus Student Housing Facility
Sterling Construction Corporation has completed the first on-campus student housing option for IUSB, which will house over 400 students, beginning in the fall semester. The paint is dry, grass is growing and soon students will be crossing the new pedestrian bridge each day that now connects IUSB to the housing community over the St. Joseph River.
Another exciting advanced feature of this new development is the Community building, which is currently awaiting a LEED certification, as it was built using environmentally friendly materials, recycled products and a geo-thermal heating system. In a time where “green” building is becoming crucial to aiding the environment, Sterling Construction Corporation has incorporated many LEED environmental and economic performance standards and anticipates certification within the next couple of months. LEED is the nationwide rating system of the U.S. Green Building Council.
Sterling Construction Corporation is the General Contractor of this $15.2 million project. The Troyer Group designed the facility. Together, these two Mishawaka companies collaborated with IUSB to develop eight apartment buildings with over 139,492 square feet of livable space on 26.5 acres of land. Students will choose from one, two and four bedroom apartment homes and will enjoy the numerous amenities of the community clubhouse, including laundry facilities, computer kiosks, exercise room, study rooms, mailboxes and a community kitchen.

Sterling Construction Successfully Completes Wingate Towers Senior Living Renovations
The Wingate Towers in Romulus, Madison Heights, and Wayne, Michigan have been successfully renovated as of the first of January, 2008. The Sterling Construction Corporation became the successful bidder of this project approximately 12 months ago, adding this project, estimated in excess of $6 million dollars, to their very accomplished workload.
Wingate Towers is a senior MSHDA tax credit community consisting of 4 different towers, ranging in heights of 6 stories to 12 stories, and spanning locations in 3 different cities across Michigan. National Church Residences is the developer and owner of the facilities.
The Sterling Construction Corporation rehabilitated many of the over 700 one and two bedroom homes and common areas with both major and minor renovations. Bathrooms were better accessorized, some to better facilitate the handicapped community. Kitchens saw their cabinets refaced or replaced, and countertops properly refurbished. In some homes, walls were moved, each was repainted, alarm systems and more accessories were installed to make them a better fit for handicapped residents. The common areas of Wingate Towers received new carpeting, wall coverings, exterior doors, and outside, asphalt resurfacing. Sterling Construction Corporation also successfully performed boiler replacements to the buildings, replaced rooftop air conditioning units, generators, and the elevator. They also made the services mechanical rooms code compliant.
Sterling Construction Corporation also handled the abatement of hazardous materials in some of the units during their project. With the collaboration of the management team, local municipalities, both state and environmental inspections, and the efforts of Sterling Construction Corporation and National Church Residences, Wingate Towers can provide a better living environment to many of its residents. Lakeside Towers Phase II Under Construction in Sterling Heights, Michigan
Lakeside Towers, Phase II, a $4.5 million plus development, is currently under construction, and is part of the Lakeside Villas community in Sterling Heights, Michigan. The Sterling Construction Corporation of Mishawaka, IN began the 55 unit, 4 story, senior residency, made up of one and two bedroom homes, in mid-September of 2007, and estimates completion by the end of this summer. The building will also be accompanied by a maintenance accessory building. The project is being built in collaboration with National Church Residences as the Developer and Owner, and Berardi Partners as the architect firm. This HUD project is being constructed with a combination of light steel and wood.
This senior residency will have apartment homes equipped with full U-shaped kitchens, including: stove, range, refrigerator, garbage disposal, and pantry. Each home will enjoy an emergency call system, fire alarm, fire suppression system, full sprinklers, and individually controlled window PTAC units that give each resident control over their heating and cooling to provide optimal comfort. Some of the units will be equipped with handicap accessible showers to aid those residents in need of them.
Residents will also find numerous useful and enjoyable amenities, including: management offices, a common mailbox area, a laundry facility, common areas on each floor for socializing, a great room for gathering, an activity center, a library, and an upgraded common kitchen. There is also a central elevator for all residents to access with the additional option of two stairwells. And for optimal enjoyment, there are numerous walking trails located on site for exercise or relaxation.

The Reserve at Lakeview Brand New Apartment Community for Seniors 55 and Up in Decatur – To Be Completed August 2008

May 2, 2008 The Sterling Group, a multifamily housing specialist from Mishawaka, Indiana is currently constructing The Reserve at Lakeview, located at 1035 S. Main Street in Decatur, Illinois. Sterling Construction Corporation began work on the new apartment community earlier this year and is now on schedule to complete in August of 2008.
The 4-story building will include 80 one and two bedroom apartment homes, each with one bathroom and its own patio or balcony. Each level will be accessible via a centrally located elevator. The community features include an activities center, computer room, library, fitness center, trash chutes, beauty salon and on-site laundry facilities. Woodbridge Estates, Built by Sterling Construction, Receives 2007 Builder's Choice Award

Builder Magazine has recognized Woodbridge Estates, a premier housing community in Detroit, Michigan with a 2007 Builder's Choice Merit Award.
Woodbridge Estates was built in 2006 using Sterling Construction Corporation as the general contractor for all rental units. The infill community features two, three and four bedroom single-family homes and townhomes set among lush landscaping, scenic parks and grand fountains. The builders achieved the traditional architectural design of the community, which replicates the rich character of the historic neighborhood that surrounds it.
Woodbridge Estates was announced in the October edition of Builder Magazine as the winner of the Builder's Choice Merit Award. Recipients are chosen by a jury of industry professionals, who judge new projects across the entire United States.
